  • £50 +VAT (£60) This is a charge for any tenant currently in contract wishing to replace themselves on the tenancy with a new tenant.
  • All changes to any tenancies are subject to permission and suitably of the person wishing to take over the tenancy.

  • Market the property to prospective tenants
  • Secure a tenant for the property
  • Supply tenants with Government tenant guide to rent
  • Arrange for Gas Safety Cert to be carried out
  • Arrange for EPC Cert to be carried out
  • Supply Tenants prescribed deposit form
  • Obtain Tenant references
  • Collect Rent & Deposit
  • Supply Tenancy Agreement (AST)
  • Arrange for tenants to sign Tenancy Agreement
  • Check tenants into property
  • Set up standing order to landlords account for future monthly rent
  • Provide landlord with statement
  • Set up standing order to landlords account for future monthly rent

 

Property Management Fee : 6% Inc. VAT 

  • Arrange for Gas Safety Cert to be carried out on an annual basis (3rd Party Cost Applies on average £60 inc VAT)
  • Arrange for EPC Cert to be carried out (3rd party cost applies on average £70 inc VAT)
  • Supply Tenants prescribed deposit forms
  • Submit Deposit to DPS Scheme
  • Check tenants into property
  • List furnishings in property
  • Take Meter reading
  • Provide landlord with statement
  • Collect monthly rent
  • Provide monthly rent statement
  • Arrange for maintenance works to be carried out
  • Liaise with contractors
  • Deal with all tenant day to day queries, job requests
  • Carry out annual property inspection

  • Collect rent from tenant

  • Follow up any non payment of rent
