We offer a Letting, Property Management & Rent collection service. Our Services are charged and calculated as a percentage of the gross rent.

Letting Service

Included in our letting service:

  • Carry out initial assessment of the property and provide you with a current market rental value.
  • Advertise the property to give maximum exposure.
  • Secure a prospective Tenant for the property.
  • We carry out a tenant reference check on each tenant moving in.
  • Negotiate the terms of the tenancy.
  • Carry out the gas safety testing.
  • Arrange for the property and carpets to be professionally cleaned prior to the tenancy, where instructed.
  • Prepare the tenancy agreement to be signed by the Tenant.
  • Collect the first months rent and the deposit paid by the Tenant.
  • Organise for deposit to be held in accordance with the Tenancy Deposit Scheme.
  • Provide tenants with your details for a standing order to be set up.
  • Two months prior to the end of the expiry of any fixed term contract, we will write to both you and the Tenant to enquire whether both parties wish to extend the tenancy. Once all negotiations have been agreed Friar will arrange for the tenancy agreement to be signed and invoice the landlord for the term of the extension of the lease.

Rent Collection

  • Make reasonable efforts to collect rent from the Tenant on your behalf, prior to the issuing court proceedings.
  • Forward rents to your account by BACS payment.
  • Prepare and submit monthly statements to you.
  • Supply your Accountant with all relevant statements of account.


  • Deal with day to day running of your property dealing with all maintenance issues that may arise.
  • You will always be notified of any works in advance except in an emergency.
  • We will pay any of your regular outgoings if requested for the property out of your rent collected.
  • We can organise payments for ground rent and service charges if required.
  • Carry out a routine visit to the property twice a year and send you a written report.
  • Organise for gas safety to be carried out on a yearly basis.
  • Arrange with your consent the return of the deposit at the end of the tenancy.
